I am looking to finalize a plot near Jayanagar Co-op society and Bharat Housing. Both are 30x40 plots.
And broker is quoting 3250 psqft for Jay Co-op stg 1 plot and 2500 psqft for Bharat Housing phase 5.
These are near upcoming Pride Springfields.

Please suggest at what rate can i negotiate. It would be helpful if anyone throw some light on development in these areas and price running currently.
Is it really worth buying in this location? Or should I try Anjanapura blocks?
Even BSK 6th stage prices are obnoxious.

I had seen one 60 X 40 site in Bharat housing society about a month back. Go down pride apartments and take a left and then a right. It is on the right side.The broker quoted 2800 I think.Where exactly us phase 5?
This seems to be a BDA approved society as per http://www.hindu.com/2007/08/01/stories/2007080163080400.htm. Please verify with the lawyer as I do not have details

I did not proceed further because I am looking to construct a house in the next 1-2 years . If you are looking for investment, this may not matter much to you - still.
1. The layout is about 1 km from the proposed wide road connecting gubbalala and uttarahalli. For me, lack of good access roads was a turn off. There are BMTC buses plying on the road next to chartered housing though at a low frequency. A private vehicle is a must for you and anyone visiting you at this point.
2. There were no houses in that particular road. I heard that hooligans come in the night to party as the area next to pride apartment is overlooking a lake. I was concerned about safety. This may change once Pride apartment gets completed.
3. The layout is adjacent to a village and I saw charred remains of snakes along the road. I also heard from a local that these are venomous snakes. This might change once houses come in the area.
