Does BDA check for litigations before approving a layout

Hi
Does anybody know if BDA checks if there are pending litigations on a property before approving a layout? What I want to know is that if a layout is approved by BDA does it mean that we can be sure that the property at least at the time of approval is free from litigations from unknown legal heirs and PTCL etc? Or BDA approves any layout which has the land use ratio as specified by BDA and other things are not checked?

Dont' be so confident on BDA. If that was the case, SJR Luxuria project wouldn't have come up on a reserved Nursery land on Bannerghatta Road.
All BDA need is a set of papers(so called) and Tips for clearance.

Thanks msn for the reply. What I actually wanted to know is are BDA approved plots at least relatively safer than the A Khata B Khata plots etc.
So A khata is for taxes only B khata is bogus BDA approval is not final and BDA sites are not liveable, So better to live in a rented home than take all these risks

Bda will not check the legality of any site .as long as the documents required for approval are provided they won't look at other things.

You must be kidding, when you register the layout..you have to give declaration that you have verified and there is no litigation and request BDA to register the layout or land to your name
