Cost for registering a property?

Folks,
My builder has told to bring in two Demand drafts of Rs.20K and Rs.3.5K seperately in favour of Sub-registrar sarjapur for registrating a property(land) in Bangalore. The property is BMRDA approved. The guidance value or value of property declared in Sale agreement is Rs.3.5Lakh.

Is there any other expenses incurred apart from these DDs which i need to take care of?

Verify once again the value of first DD Value. There should be small reduction. Usually it is 5.65% of the Registering Value(comes to Rs. 19,775).
Second DD value is correct i.e. 1% of the Registering Value.

Apart from this, you have to shell out another Rs. 5 to 6 thousand towards the Lawyer fees for preparing the Sale Deed, affidavit and also Bribe at Sub-Registrar office.

Hi msn

Any idea how much bribe they ask in sub registrar office during registration? Also wat are the charges for Khata transfer?

I have already bought the DDs with the amount stated as above. Is there any way i can encash that or will i get cash back at Sub-registrar office during registration?

Stamp duty is 5.6% as I had earlier informed. I have bought a property recently and have paid 5.6% + 1% as registration charges.
That comes to 19,600/- This is the minimum value of the stamp duty. However, Sub registrar will accept more anytime without asking any questions.
You can go to bank and cancel the DD and get another DD done. However, cost of cancellation and cost of new DD and time you spend is not worth the benefit of Rs 400/-.

Apart from the DDs amount as msn stated, is it really only 5-6K i need to pay extra? Why i'm asking this is builder had proposed to give him Rs.43K/- and when i said i shall do the DDs he quoted me to bring Rs.20K and Rs.3.5K DDs.
Also, the Khata transfer is also done at sub-registrar on the same day or how can i get the Khata transferred. Its a Panchayath Khata. How much does a Khata transfer cost?

Sub registrar 'fees' (You know what I mean) depends on the actual market value of the property. But it should be max 5-6K. I am not sure how much builder's lawyer is charging though.
After the registration, apply for EC (Encumbrance Certificate) from Sub registrar. Take that to BBMP for Khata. They take some 1% of the stamp duty as DD and some 'fees' and give Khata. I have not dealth so far with BMRDA, so not sure how to get the khata from BMRDA.

Indeed the builder charged 10K for "sub-registrar fees" ,another 3.5K as lawyer fees and 5K for Khata. After knowing he is looting my hard earned money i told him that i shall do the Khata myself.
I called up panchayath office and the person told me it costs max 2.5K for Khata and the guy told me to come to his home to do Khata on Sunday!!! . I'm now suspicious with this person also as to whether Khata costs that much and calling me to come on Sunday to his home rather than on any other day to Panchayath office :roll:

Lawyer fee of 3.5k is somewhat reasonable(you can bring it down to 3k also). Other two are inflated. Do not pay more than
2.5k for Sub reg office work. Firstly you need not required to get the services of the builder's lawyer. Hence you can hire any
lawyer who can serve you at competitive rates. Secondly, you can register the property in any of the registrar's office through
out Karnataka now. Hence convey your builder saying, you have your own lawyer who can get it done for half of your amount
at another Sub-Reg Office. Definitely he will come down.

For khata you can get it done yourself by visiting the Panchayath office directly on weekdays(saturday also) & submit all the
relevant papers. You may have to visit another 2-3 times within a month time to pressurize them to get it done.

Have patience, if you invest your own time, you can get it done at minimum cost. If you show them, you don't have time for
all such things, then you have pay as per their rates.

What are the documents needs to be produced/given to get Khata Transferred from Land owner(whose land was converted and made into plots) to my name at Panchayath office?
Called Panchayath office, the person was quoting 2.5K to get the Khata Transfer done! Is it so much?
I DO NOT want to pay bribe!!!
