Hello All ,

Iam planning to by a Newly Constructed house in JP Nagar 8th Phase ,
The Site is a 600 Sqft BDA alloted Site for EWS , The builtup area is 1600sqft G+2
The total cose of the building comes to close to 38 lacs


Is it Safe to Buy the above property from a individual developer ?
What is the market price of the plot in JP Nagar 8th phase ?
Is the value for constructed house with Wodden Furnishing is priced correctly ?
Builder must have some profit but is it above the par?
Any other legal hassle's

Your advice will be very helpful.

Going purely by maths

Considering site rate of around 1800, cost for site comes to around 11 Lakhs.
Considering cost of constructing around 20 lakhs for 1600 square feet, total cost should be 31 lakhs. Anything around 35 lakhs looks good.

Practically
-------------
The cost of construction would depend on quality of material, interiors(granite etc). For legal hassles do ask for copy of all documents and don't get locked with huge advance before verifying documents. Quality of construction may be a structural engineer can verify.
Perhaps ardesarchitects and lawyer friends on this forum can throw some more light here.

Price for site here is 2200-2500 psqft
