elevation will always comes good when the width (road side) of the site is more than depth since surface area is more and we can work better options.

The kitchen size is wheather large / medium/small is determined based on the length of the counter.If the counter length is 8-10ft -small(for 2 person),10-12-medium,above 13 large.In your case if the sapce behind puja room is used for fridge/sink then counter length will be 6'6''+3'6''=10 ...

Concrete staircase room are not allowed in setback area.only temp staircase without roof and side walls are ok.

Hi,
Running a through lintel is expensive and not required. Lintels are required ony where there is opening like window , door , niches.
chejjas are required for external doors and windows, wherever required they will extend the 100mm thick lintel to 450mm wide(outside).It will be strong enough.

Please refer the attachement for new BBMP rules. In page no-22 it is clearly written that basement is not allowed if the site area is less than 200sqmt.
In 1200sqft site , you can build stilt(above road level)+ ground + 2 floors ( ht of the building is ristricted to 11.5mt/37ft ...

same as rectangle site , left and back side site measement to be considered for 1/3 rd length.

According to BDA rules, abbotting is allowed on left end corner by 1/3 of the width and length.For example if your site is 30x40 , you can build till the site end on your left end corner by10ft on width side and 13.3ft on length of site side.
