Verifying the legal issues in a plot
Hi Guys
I have come across a plot which is having a BBMP - A khata on Bannerghatta Road. Owner is quoting 1600 psqft. The land is DC converted and now comes under BBMP and got a A Khata. However how I can I make sure that the land will not come under the PTCL act, ie I have seen some plots having problems due to someone from a backward community later claiming this land was bought with force etc.
Provided other titles are clear even though no BDA approval, what is the safest way to proceed (or not proceed).

May be you can mention the name of the layout you are talking about. I am one of them who is looking for a plot in Bannerughatta Road and i have seen some of the layouts. Many of them comes under BBMP now. So if you can tell the name of the layout, me or someone else might help you.

Even i have seen some sites in that layout. Do you really see any problem there? I think there is an association formed and asked them as well as BBMP officials, there was no problem according to them. What is the actual problem and how did u come to know? I think even most of the owners dont have proper papers.. You can gimme your number, i will contact you in sometime.

Dear Kumar, In order unearth whether land in which site planing to purchase is having any PTcL problem is there or not, you have to go back to the title and verify whether there is any grant history to the land, if there is any grant history then you should inquiry about the caste of the grantee and also verify such grant certificate.
Secondlly if there is any grant history to the property then you have to deal more carefully about the grant type grant and condition in the grant certificate etc.,,, as if the law is violated the grantee OR his LRs are at liberty to file case at any pint of time without there being any limitation.
Thirdly, for more clarity you can approach jurisdictional Assistant commisoner for an endorsement seeking explanation/information whether there is any case pending on the Surevy or not.
I think such information will help you and clarify you doubts.

. Are these things actually possible in practice since these grants etc would have been given a long time ago and will anyone confirm these beyond doubt.
Nagarjun : I did not get to know about any problems yet but since other layouts in this area have similar issues wanted to check this before going ahead. There are 4-5 survey numbers in this layout with some survey numbers having grant history. The word Inam was mentioned in the documents. I will send you a PM with my number.

Owners in this layout has got very minimal papers and they ask the buyer to secure papers if they need. Dont know the problems crept inside.... there are 3-4 houses inside. For some sites, the schedule mentioned in the sale deeds are also not proper. If you are going ahead, show it to a good lawyer and proceed.

what are upto now in terms of plot? I have already seen and i have papers of one of the site with me. you can tell me what you want to know. But as of now i didnt drop my plan in buying there but still i am waiting for some paper from the owner. So its in process.
