Muddy/staircase

Hi All

1. When i go for roof to roof rate of 200, is muddy for roof will be included in that as usual practice? My contractor is saying this is separate and will charged 25 R/Sqft as it is above the roof.

2. For every steps he is asking it would 400 Rs, which includes barbending/centering/gangament/polishing/finishing etc. What is normal rate in market? . Is it reasonable, as normally there would be 15 steps ,so total would cost me 6000 Rs.

1. 200 @ roof to roof is expensive.
2. Muddy is part of the inclusives in the per SFT charges.
3. Staircase steps @ 400 is OK...you could still negotiate, if you have more steps. But for 15, this is OK.

Thanks 200 is inclusive of all the mason activities+barbending+gangmen+centering(portico) though it is outside considered part of roof+fixing of door/windows+pillar footing(earthing+erection) except earthing for interior walls + muddy for roof + Parapet + chejja (half rate) + all other outside (Staircase+compound passage+compound wall + compound foundation,finishing.

If this OK for 200.

For 25 Rs per sft, you can have clay tiles on the roof instead of muddy. This will keep the roof Cool and will last much longer.

Thanks ,but only problem i have seen is when we build for first floor these tiles need to be removed with granite/vitrified tiles etc which could be is laborious task latter.
But normally 1. will maddy come as part of roof to roof cost ?.

Hi ,
In general muddy,chajjas ,stair case is all part of 200/- per sft.If you opt for folded plate stairs then its is per step cost .
If he charging per step what will happen below staircase area?there are lot chances that they ask for extra to put concrete or do any kind of job there (check with contractor)
Chajjas are not extra cost.

Thanks,1. they consider Chajja as outside the roof so charging half rate 100 Rs i.e (barbending+gangmen+centering+finishing) .2. Staircase as well outside the roof ,and charging extra for 400 Rs 3. below the staircase will come under the compound passage muddy which they are charging 15 Rs per Sq:ft

They are saying roof to roof means all under roof ,and outside the roof will charged accordingly. How come you are saying it will included to included as it is not under roof to roof?
