Steps I did, to get my building plan approval

54.39 (ground floor ) and 62.9 (first floor) sqmeters ( this is from the officially approved doc). I havent used the max allowed area for first floor because I have an open terrace area there.

This is the quote I got from my known person for plan approval.

Build up area 225 sq mts

• Plan sanction fees 8400 approx
• Road cutting charges 25000 approx
• Labour cess 16,500 approx
DD we shd take for all these
Drawing 3,000
Sanction chgs 17,000
Total 70,000
Is this right price Quoted...

Road cutting is based on width of the road, please cross check on this, if you road has smaller width you can save money
Sanction drawing 1.5 to 3k
Sanction chgs 10 to 12k
Rest of the cost seem fair.
If your plan area is less than 140sq mts you can completely aviod labor cess charge

While i was gettign my plan approval I got this info - You can aviod labor cess if you build house within 140sq mts first and then apply for the plan again for the rest of the area say after year or two. However ppl don't prefer this, as it will delay the project.

I got the plan approval done through BBMP office peon, he was professinal, didnt make me run around to much. I got my plan approved in 2.5 weeks. However I feel if you talk person incharge direct, you might save some.
