Hi,
I am getting my house construction done thru labour contract. Can someone share the Stagewise payment costs usually paid to mestri for labour costs of various stages of house construction like Plint, Slab, Plastering as i dont want to pay under or over the costs and want to keep a tab on labour costs. Assuming that all labour costs are inclusive except complex elevation work.
House Specifications:
40*45 site are with 2500 built up area
Ground floor- Only Parking area completely
First & Second floor - Duplex house
Labour inclusions -- Sump, Compound, House construction except Complex Elevation
Labour Exclusions -- Complete Paaya work (Earth digging)

It depends on lot or factors, especially complexity if each floor
About 5pct advance, before commencement of sump
If ground is parking , then till foundation it is 10pct, then 10pct for first floor, 15 to 20pct second floor, then 10pct on plastering each floor, and final bit for tank, rain water, compound etc..

Hi ,
In Any contract its very important to document detail scope of work of mason / contractor. Payment schedule should be worked out elobrate with min 30-35 payments. Never go by just slabs completion and percentage. You should work with your architect to understand the payment schedule. For easy understanding i am listing out few benchmarks .
1. Footing excavation
2. Laying footing concrete
3. Plinth beam concrete
4. floor wise walls
5. Floor wise lintels
6. Internal plastering
7. External plastering
8. Windows fixing
9. Door fixing
10 . roof sloping concrete
11. tank roof
12. compound wall
etc ....
At every phase you should have payment amount fixed right before you give contract.
