SMV 8th block current per sq rate ?

I am planning to buy a 30*40 plot in SMV 8th block. But I am not sure about the price as my agent is quoting bit high. So can anyone plz share what's the current price per sq.ft. in this locality.

In my understanding , the total price can vary anywhere between 72 Lakhs to about 85 Lakhs depending upon various factors.
