Hi.! every one I am looking for a BDA site in Bangalore and told that Banashankari 6th Stage BDA Layout is at present much sought after destination of the BDA site seekers in Bangalore. So that I made a extensive survey of the area along with my friends and family. This Layout consists of 11 Blocks in an area of 2900 Acres. There are also sub blocks such as 4th H, 4th B, 4th T blocks etc., The Lay out entry is available from Kanaka pura Road, Nice Road, Mysore Road, Rajajeshwari Nagar, and also from Uttarhalli Road, from Kengeri etc., This is very nice location and well planned layout out the lay out so far developed by BDA. The sites were alloted alloted during 2002 and so far most of the basic amenities are done except water connection in the area, however many people have started living there depending on borewell water, BDA is expected to give water connections in the area during September 2012 or latest by 2013 April. Present real estate prices are very high i the area , rates in 11 th block which is adjacent to Uttarhalli road ranges from INR 3300/- to INR 4500/- there afterr you will cover 1st block , 2nd block, 3rd block ,4th block, 5th, 6th ,7th & 8 th block prices are ranging from INR 2800/- to INR. 3800/- very rare quotations for INR 4000/- also . When enquired brokers/Agents say that it is developed and Laxmi Temple is there, Rastriya Vidya Kendra (School is There) adjacent to that in the 8th block proposed BDA Complex is proposed etc., etc. but still lot of basic facility is required.
9th Block and 10th Block starts is from Nice road to till Sreedhar Gudda or BGS and SJBIT college , sorrounded by proposed Boating Club and Mysore Road, a very fine Location but Agents have kept the prices very low in the area and one can afford to buysite in this blocks. The Agents say that this is adjacent village and burrial ground etc., etc., after a long tour in the area in my three to four vists i did not notice any such rejectable grounds to buy a site in 9th Block or 10 th Blodk, I found this location is very nice in future development will be more and will become a very posh location. Thank God Agents have not hiked the prices in 9th and 10th Block, If any interested person who is willing to buy at 2300/- to 3200/- may look for site in this Blocks. which are far far better than other blocks where buyers have say.

I spoke to one of the land owner who was offering 40x60 in 4th block. As per discussion it seem Govt. value of land is around 29L and I will be eligible for only 70% o0f this amount for loan. Rest of the amount whihc around 40 to 45 L he was asking in cash.
I would like to understand, is it the right claim?

Yes you are right but if you purchasing from Owner its fine Otherwise take extra care. 29 lac plus registration 1.68 lac and 29000 /- plus other expenses 8000/- . In case you are availing loan you hv to construct within 3 years.
