Anajanapura 1st block - opinion on 30x40 East Facing

Hi,

I have finalized a site in Anajanapura 1st block 30x40 East facing plot for Rs 2750 psft (from reseller with agreement).
Please let me know your thoughts on price and location. Also anything to take care as it's from reseller?

My thoughts on 1st block is:
1.Connectivity to Kanakpura Rd (Metro)
2.Tar roads, water pipes have been laid, sanitary done (these are not there in 9,10,11 blocks)
3.Also far away from Stone Quarry, which means less dust.
