Buying a CA (Civic Amenity) Site
I am planning to buy a commercial plot in a certain area but one of the owners of a commercial complex situated on the same street told me that it used to be a site meant for CA, and the society had paid a few crores to get it released. Is it safe to buy such sites that were originally CA sites?

I would advise against buying a civic amenity site. Once designated as a CA site, I don't think the society can get it released for anything else. Be extremely cautious getting into such a deal.

Thanks a lot for the reply. But the problem is that particular stretch of road there are a lot of commercial buildings.Does it mean that the BDA could ask them to vacate anytime? Also, how do i confirm whether or not it was a site meant for CA?

Re: Buying a CA (Civic Amenity) Site
The site you are planning to buy might be a CA site, that does not mean all of the other sites on the road are CA sites as well. CA site is Civic Amenities is meant for activities such as schools, Hospitals, Marriage halls, etc. While commercial sites are sites meant for business units such as shops, showrooms, etc.deadlyvenom wrote:Thanks a lot for the reply. But the problem is that particular stretch of road there are a lot of commercial buildings.Does it mean that the BDA could ask them to vacate anytime? Also, how do i confirm whether or not it was a site meant for CA?

Thanks for the opinions friends! Yesterday the owner claimed that he got an approval from the HC to convert the CA site to a normal commercial site.He says he has the court order and all the other documents. What should I do? Really confused!!
